15-Acre Kissimmee Mixed-Use Floats Grocery, Hotel, Condos — The Retail Market Is Moving Anyway

A 15-acre site at 4121 Boggy Creek Road in Kissimmee is in the pre-application stage for what would be a dense, multi-use project: a 40,000 to 80,000-square-foot grocery or big-box anchor, a four-to-six-story hotel with 120 to 180 rooms and conference space, 150 to 250 residential condo units, a mid-rise office component with 50,000 to 100,000 square feet, and 20,000 to 40,000 square feet of inline retail. The developer is projecting 55% commercial and office, 15–35% residential, and 10% parks and civic space. Phase one leads with the anchor retailer and parking. The condos and amenities come last in phase four.

A local commercial real estate expert flagged the obvious tension in that structure: mixed-use projects that try to do too much tend to create friction in the retail component. Staggering retail opening across a multi-phase project while the hotel and office are still under construction is a known risk. A strong anchor with proven co-tenancy is what separates these projects. The 40K–80K anchor size puts national full-line grocers and some big-box players in play, though the "target-style or specialty" language in the site plan is broad.

Whether this specific project gets built or not, the Kissimmee and Osceola County retail pipeline is real and moving. Trader Joe's is confirmed for Kissimmee at 2003 W. Osceola Parkway, a $958K buildout for 12,500 square feet. Mecatos Bakery & Café is dropping $2M-plus into a former fast-food location on Vine Street for its first Osceola location. A three-building pad development is coming to the corner of U.S. 192 and Partin Settlement Road with two drive-thru QSRs and a multitenant retail building. Osceola County grew by 70% over the last two decades and currently serves more than 460,000 residents, with projections topping 700,000 by 2050. The demand is there. The question for Boggy Creek is whether the execution matches the ambition.
